LOCATION:

Located in the central Colorado foothills only 7 miles west of Pueblo, 56 miles south of Colorado Springs and 125 miles south of Denver, Gray Ghost Ranch offers the best in outdoor sporting activities while offering convenience to larger city accommodations and amenities. The ranch borders Lake Pueblo State Park and is only seven miles from Lake Pueblo Dam and the Arkansas River with private air service 30 minutes away in Pueblo and commercial air service one hour away in Colorado Springs. Hospitals, restaurants, shopping, and other amenities are a short 10-20-minute drive from the ranch.

The 10,000-acre Lake Pueblo State Park, one of Colorado’s most popular water sports areas with two full-service marinas and excellent  recreational fishing, is located north of Gray Ghost Ranch. To the west lies Red Creek Ranch, a 35+ acre community which consists of many equine properties. Pueblo, with a population of 108,000, is seven miles east of Gray Ghost Ranch and provides a comfortable sense of community with family-friendly appeal and rural charm. PROPERTY DESCRIPTION

A midsize cattle ranch, the 8,000-acre Gray Ghost Ranch is bordered on the north by Highway 96 and on the south by county-maintained Red Creek Road, which offers year-round accessibility. The terrain consists of rolling grama grass lands that extend into the expansive piñon and cedar-covered canyons and draws. The topography provides excellent habitat and coverage for mule deer, elk and a variety of water fowl and migratory bird species. Peck Creek is a seasonal creek which runs through the middle of the ranch and drains into Lake Pueblo. Gray Ghost Ranch offers panoramic views of Lake Pueblo to the east, the Greenhorn and Wet Mountain Ranges to the southwest, and the magnificent Pikes Peak to the north.

ACREAGE

Gray Ghost Ranch is a rolling grama grass property characterized by flat land which flows into piñon and cedar-covered canyons with approximately one-third of the property tree-covered with dramatic canyons and cliffs, creating ideal wildlife habitat. The property has outstanding development potential, making it an attractive asset for investors.

IMPROVEMENTS

Gray Ghost Ranch has a set of working areas on the north side of the property, accessed via an improved gravel road. Electricity and a well are at the working areas. Designed for bison, the pipe working areas can handle an abundance  of livestock. The working areas have heated automatic concrete water tanks installed in most of the pens. The ranch is divided into five pastures, four of which are spring-fed year around. The land is fenced on all of the property boundaries.

CLIMATE

At 5,000-5,500 feet elevation, Gray Ghost Ranch has an ideal high desert climate with mild winters. The surrounding Pueblo County area is semi-arid with low humidity. In the cold months, low temperatures average around 15 degrees with highs in the mid 40s. In the hot months, low temperatures average in the 60s with average highs in the mid 90s. The area has 300+ days of sunshine a year. The annual precipitation is 12” in normal years with 33” of snowfall.    

WATER RESOURCES

Gray Ghost Ranch has two permitted wells; one on the north side of the property located close to the working areas and one on the south side of the property. The north well has electricity and is 550 ft. deep and rated at 60 GPM. The south well operates via generator, is 580 ft. deep and rated at 50 GPM.     

WILDLIFE AND FISHING RESOURCES

Gray Ghost Ranch is a spectacular wildlife recreation ranch which attracts a variety of wildlife species including elk, antelope, mule deer, quail, dove and many waterfowl species. Boon and Crocket 200 +/- Mule Deer bucks take refuge in the canyons due to the excellent year-round coverage and protection. In addition, a large resident elk herd and pronghorn antelope are at home on and around the property and are frequently seen grazing on Gray Ghost Ranch. In addition to the wildlife, the ranch offers endless fly fishing opportunities for avid anglers just minutes away on Lake Pueblo and the Arkansas River – both only seven miles from ranch headquarters.
